We perform an initial walk-through and inspection of your property upon hiring to create a list of any necessary repairs and a list of potential improvements that could increase the listing price of your property.

Not only do we list your house on the major real estate websites (Zillow, Trulia, Realtor.com, and more), we are also very aggressive on the social media front by running targeted ads on the popular social media platforms.

Your home will be placed in the multiple listing service, which directly places your home on many popular sites, including: Zillow, Realtor.com, Trulia, and, as well as, hundreds of other websites.

Contract Negotiations

We handle all negotiations, paperwork, contracts, any counter proposals, and manage your transaction through the closing. We coordinate with the contractors, appraisers, inspectors, and other professionals.

Property Showings

There are three common types of property showings: individual showings, video calls, and open houses.

Individual Showings

There are a few ways that a typical house showing can occur:

  1. Friddle Real Estate will show your home if an interested party calls Friddle Real Estate.
  2. An agent from a third party real estate agency will coordinate a showing time that works with your schedule.

Oftentimes, interested parties will want to schedule a showing for the same day or even last minute, so a seller that requires a notice, such as a 24 hour notice, can easily lose out on a large portion of the buyers market. If sellers choose to make showings difficult, it will cut down on showings -- and fewer showings results in fewer potential buyers.

Having a secured lockbox on your home's front door will give you the freedom to let both Friddle Real Estate and other agents to show your home when you are not present.

Facetime/ Video Call Showings

In the last few years, house showings via video calling apps, such as Facetime, have become quite popular. Not only does this avenue provide a sense of safety to potential buyers, it also provides a convenient way for potential buyers to get a quick glance at the house before scheduling an in person viewing.

Open Houses

The purpose of open houses is to offer potential interested buyers a preview of your home in a no-pressure environment. Statisically, open houses are only responsible for about 2% of all home sales. So typically, they will not get your home immediately sold, but the more exposure the better.

We normally schedule open houses on Saturdays and/or Sundays.

On Property Marketing

Yard Sign, Flyer Box, & Brochure Binder

We place a flyer box alongside the listing sign with information about your home. In addition to flyers, we place brochure binders in your home for potential buyers. This binder will have your listing informational sheet which includes: school, community, neighborhood information pertaining to your home and the seller's disclosure.
